So, what do we look for when inspecting roofs?
It really depends on what type of roof we are looking at, given all the different types of roofs we have in Steamboat Springs.
Most of the time the first thing we look at is all the roof penetrations as far as pipes and fireplace.
Speaking of fireplaces…now there’s a loaded one!
Is the fireplace just a pipe sticking out through the roof or is there chase surrounded with siding and flashing or could it be one with flashing and stone and a metal cap?
All these areas can become problematic with age.
Another common issue with fireplace chase caps are that with time the snow weight causes the cap to concave and water to pool. That’s not any good at all!
The valleys of your roof are another place that we inspect carefully.
On metal roofs we are looking for fasteners that are adequate and we want your valley flashing to be in good condition.
It’s common in Steamboat Springs that the valleys on your roof are usually the first place to fail due to wear and tear of our Rocky Mountain winters with ice dams and snow and the freeze thaw cycle that happens every spring.
We also look at the condition of the roofing materials and what we call the ‘productivity’ of your metal or asphalt shingles.
We can tell by looking at the roof approximately what age it is and how much longer your roof will last and will it stand up to another Steamboat Springs winter.
We also make sure that your fasteners are tightened down and that there are no nails piercing through the shingles.
